MAINTENANCE CONTRACT FOR AIR-CONDITIONER
COOLSERVE Air-Condition Engineering to furnish & the Client/Company
agrees to accept "COOLSERVE Air-Condition Engineering’s Maintenance
Contract" on the air-conditioning equipment(s) listed in Appendix IV at
the location(s) indicated, subjected to and upon the following terms and conditions:-
- TERMS & REFERENCES:-
This contract shall continue for a period of 12 Calendar Months from the date
hereof.
- For services & maintenance provided by "COOLSERVE Air-Condition
Engineering" as foresaid the Client/Company shall pay to the contractor the sum of
money in Singapore Dollars per annum & such payment or payments shall be made in Advance
in accordance with the terms of payment. The rate shall be reviewed annually at the
beginning of each new contract period.
- The Client/Company shall allow "COOLSERVE Air-Condition Engineering"
reasonable access to the premises where work has to be performed. The Client/Company shall
also inspect and accept the maintenance work performed thus far by acknowledge in a
Service Report by the end of each services.
SCOPE OF WORK
a) This contract encompasses the following:
General cleaning of air-filter, fan coil unit and out door condensing
unit.
Flushing and cleaning of drain pan and drain pipe.
Flushing and cleaning of the evaporator coil .
Check refrigeration level and charge in when required.
Performing periodic examinations with respect to all functioning
components of your air-conditioner(s), in connection therewith, making necessary or
indicated adjustments to operating parts.

Appendix I
- LIABILITIES AND NOTICES:-
- "COOLSERVE Air-Condition Engineering" shall not be liable for major repairs,
reconditioning or alteration to the machine nor the replacement of part(s) burnt out by
electrical current fluctuations.
- Cost of work or services done by person not authorize by "COOLSERVE Air-Condition
Engineering" will be borne by Client/Company.
- "COOLSERVE Air-Condition Engineering" will not refund any monies if the owner
sold or transfer the equipment(s), & with immediate effects "COOLSERVE
Air-Condition Engineering" have the right terminate the contract without further
notice.
- Nothing in this contract shall be construed to mean that "COOLSERVE Air-Condition
Engineering" assumes any liability on account of injuries to person (s) acts or
property, except those directly due to the negligent acts or omissions of "COOLSERVE
Air-Condition Engineering" employees. Your own responsibility for accidents to
property or persons while being in or about the air-conditioner is in no way affected by
this contract.
- CHARGEABLE PARTS &/OR WORK
- For equipment damage/failure pending investigation for reason of accidents, malicious
damage, vandalism, or other causes of suspected foul play, "COOLSERVE Air-Condition
Engineering" shall not proceed to repair or perform such maintenance work, unless
specifically authorized by the client/company in writing.
- Replacing of refrigerant gas when there is a leakage in the system where a pressure test
is necessary.
- The cost and expense incurred for the replacement of any parts if necessary for the
corrective maintenance/service.

Appendix II
This contract when signed by you and an authorized representative of
"COOLSERVE Air-Condition Engineering" shall constitute a building contract
between us. All prior representations of agreements, not incorporated here in are hereby
superseded and this contract will not be changed or modified in any manner except by
writing signed by the parties here to.

as contained in Appendix 1 & Appendix II and any amendment there to be made from time
to time.
- Your signature authorizes the principals "COOLSERVE Air-Condition Engineering"
to Maintain the equipment(s) listed in appendix IV according to the coverage of this
contract only
